What Should Be Included in Your Quote

A proper epoxy quote isn’t just the coating — most of the work (and the value) is in the preparation. Here’s what every quote from Flash Flooring includes:

Diamond grinding the slab

The single most important step. We open the concrete surface with industrial grinders so the epoxy bonds mechanically — not just chemically. Without this, any epoxy will eventually delaminate.

Crack and hole repair

Any cracks, holes or damaged areas are filled with epoxy mortar before coating. This is included, not an extra.

Penetrating primer coat

A primer is applied after grinding to bond the base coat to the concrete. Some cheaper operators skip this step to save time.

Colour base coat

Two-part commercial epoxy in your chosen colour. Not hardware store single-part product — the resin-to-hardener ratio is what gives professional epoxy its strength.

Flake or quartz broadcast (if selected)

Decorative flakes or quartz aggregate are broadcast into the wet base coat before the topcoat goes down.

Clear topcoat with anti-slip aggregate

A high-build clear topcoat seals everything and protects it. Anti-slip aggregate is added as standard on all our residential jobs — no extra charge.

What Affects the Price

Two garages can look the same size but quote very differently. These are the things that actually move the price.

Floor size

The bigger the floor, the lower the cost per square metre. A 100m² warehouse costs significantly less per sqm than a 20m² garage — the setup, grinding and equipment time gets spread over more area.

Concrete condition

Heavily damaged concrete with cracks, pitting or oil contamination takes more prep time. Crack filling, degreasing and extra grinding passes add cost. We'll tell you upfront if your slab needs extra work.

Finish type

Solid colour is the most affordable. Flake/chip systems add a layer but are only marginally more. Quartz and metallic systems are the most involved and sit at the higher end. All are priced into the quote upfront.

Existing coatings

If there's already an old epoxy or paint coating on the floor, it needs to be removed before new epoxy goes down. This adds grinding time and affects the cost.

Number of coats

A proper commercial system includes a primer, a base coat and a topcoat — three layers minimum. Some cheaper operators apply two coats only, which reduces longevity.

Why Some Epoxy Quotes Are Half the Price

You’ll find quotes out there for $600–$800 for a double garage. Here’s what they’re cutting to get there:

  • No diamond grinding — they acid etch or sweep instead. The floor looks fine but peels within 12–18 months because there's no mechanical bond.
  • Single-part water-based epoxy — looks like epoxy on day one, has a fraction of the bond strength and solids content of two-part commercial resin.
  • One coat only — skipping the primer and/or topcoat to cut time on-site.
  • No prep for cracks or contamination — coated straight over existing problems.

A floor that peels in 18 months needs to be stripped and redone — costing more than a proper job would have in the first place. When you’re comparing quotes, ask specifically: is diamond grinding included, and what brand and type of epoxy are you using?
